Residential tourism has also played a fundamental role. With over 3 million foreigners legally residing in Spain and a constant flow of digital nomads and European retirees, structural demand continues to outpace available supply.

The Costa del Sol as the epicenter of luxury

Within the national landscape, the Costa del Sol stands out as the most active luxury market. Transactions for properties above one million euros have increased by 34% in 2025 compared to the previous year. Nationalities such as British, German, Scandinavian, and increasingly, Latin American, lead this segment.

The associated luxury infrastructure — golf courses, marinas, Michelin-starred restaurants, and international schools — has turned the area into a complete residential ecosystem that goes far beyond the second holiday home.

Outlook for 2026 and beyond

Sector forecasts point to a moderation in growth but not a correction. With European interest rates falling, accessibility improves for local buyers, while international demand remains strong. Analysts estimate an additional growth of 6-8% in 2026 for prime markets on the Mediterranean coast.
